Clarus Property Ventures is a real estate asset management company based in Portland, OR. We specialize in acquiring, operating and disposing of multi-unit residential real estate assets. Clarus seeks investments that generate income from operations and appreciation of the underlying real estate. We also seek to defer recognition of income and taxation as permitted under the Internal Revenue Code of 1986.

We use a cash flow driven model with a highly analytical approach to finding the best performing markets and subsequently best performing assets within those markets. Extensive amounts of investigation and analysis are performed prior to the identification of any acquisition and usually accompany a specifically targeted holding period. The founders of Clarus, Ian and Tonka Formigle, personally invest alongside their partners in the Clarus portfolio. Clarus does not take an ownership interest itself in any deal it manages but acts as the asset manager of each property. In this capacity, Clarus performs the following duties:

  • Conducts all preliminary background research into markets and prospective deals.
  • Identifies, analyzes and negotiates target acquisitions.
  • Performs all due diligence research.
  • Orchestrates the assembly of partnerships and facilitates all legal structuring.
  • Interviews, hires and places all third party vendors including on-site property management.
  • Closes acquisitions.
  • Oversees management, particularly any rehabilitation work performed to the property.
  • Travels to properties within the portfolio to oversee on-going operations, meet with our vendors and inspect completed capital improvements.
  • Issues quarterly newsletters to partners, updating them on the progress of the investment and any noteworthy news.
  • Monitors the pulse of the subject market, re-analyzing projected and realized returns for the investment as well as continuously recalculating the optimal exit window.
  • Identifies and hires brokers and facilitates all aspects of the disposition of the property.
  • Facilitates the execution of tax-deferred 1031 exchanges for those investors who choose to roll their gains.
