With each acquisition, Clarus targets ideal holding periods, usually of five to seven years, and although acquisition and disposition processes may last just several months, the operations management of a property will last for the entire holding period. It is not an understatement to say that effective property management may be the single most important element of real estate investment.
By fusing our asset and project management teams, we are able maintain greater control of the day-to-day affairs of our properties. More importantly, we are better able to evaluate management staff, to create meaningful workplace relationships, and to allow employees to feel empowered in their positions. For our investors, this translates into higher NOIs, which in turn means greater cash flow and stronger appreciation on their investments.
This small difference takes energy and time, something third-party managers often lack because of business models built on notions of quantity. CPM, however, builds its model on quality and works only with Clarus projects, and this makes all the difference.
